This is video #4 and I’ll talk about how to choose a good qualified short sale real estate team.
Many people do not realize that selling a home via the short sale
route is very different than a standard Real Estate sale!
You can not just hire any Michigan Realtor when you need to do a short sale.
Unfortunately, a lot of real estate agents and brokers claim to
know how to complete short sales.
However, they involve negotiating back and forth with the lender, and being able
to
meet your specific lender’s short sale guidelines to ensure you will be
approved.
The fact of the matter is, 90% of short sales are unsuccessful.
The reason being is that they are attempted by real estate agents who are not
familiar with finance, processing and real estate law.
Remember as a seller you are not that far away from a potential foreclosure so picking the wrong Realtor would be a very big mistake!
Ok let’s go over the things that you’ll want from a short sale real estate team and I’ll include our statistics so you can compare
You’ll
want to know how many short sales they have successfully completed.
This
will be a good indication of their experience.
We have successfully completed 46 short sales in the last 12 months,
because of this growing need we have expanded our team to 9.
How
long have you been negotiating short sales?
Again
you are trying to find out their experience. Nothing can replace real world
knowledge.

Do
you work alone or do you have a staff?
Short
sales are very time consuming, if your agent works by themselves they may not
have
enough time in a day to attend to all of the things that need to be done.
We have 9 people on our team... from real estate agents to processors to
negotiators.
And I’ll tell you they are the hardiest working group of people
that you’ll ever meet.
Believe me… You are going to want a staff if you want to realize a successful
closing.
Which
banks have you worked with before and which ones were you successful at working
with?
It is always best if they have worked with your lien holder before.
Many times I will a have special phone number or an
email address
because of a prior relationship with your lender from a previous
short sale.
At the very least, the agent should be familiar with how your
bank handles short sales.
Each bank has a different process.
And each bank hates when the REALTOR doesn’t follow their process.
